This property was platted and went through site plan review
approximately one year ago.
TRANSPORTATION:
Canyon Drive (the former Corporate Park Boulevard) is an
improved street contained within a 60-foot right of way.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
Light industrial/showroom uses.
DISCUSSION:
This request to amend the site plan for the 121 Business Park involves
what would normally be a rather minor alteration--modifying the
location of a sidewalk. However, because the sidewalk being replaced is
5 feet wide and the new one is eight feet wide, a hearing is required due
to significantly changing landscape calculations. The landscaping
calculations change not only because of the increased width of the
sidewalk surface, but also because of the great length of the sidewalk. In
reviewing the footprint of the buildings being constructed, it is noted that
we have in excess of a cumulative 1000 feet of building dimension. That
being the case, a hearing is required to modify the open space
calculations originally approved. Provided the applicant is still meeting
our minimum open space requirements, a positive staff review could be
obtained.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of this site plan amendment. Although overall
landscaping has been decreased by 6,353 square feet with the addition of
the wider sidewalk, the plan is still in conformance with our minimum
landscape requirements. That being the case, staff can recommend
approval of the amendment. There were no additional comments from
other departments.
