Plan of Lot 2, Block 1
Dear Mr. Walsh:
This letter is to inform you that the One Twenty One Business Park, Replat of Lots 1 and 2,
Phase I, Block 1, and Site Plan of Lot 2, Block 1, to allow the creation of two lots, and the
development of 4 office buildings totaling 163,614 square feet on Lot 2 located at the
southwest corner of Coppell Road and Corporate Park Boulevard, was recommended for
approval by the Coppell Planning and Zoning Commission on Thursday, January 21, 1999,
subject to the following conditions:
1) Amend all exhibits to reflect the road as presented to the P&Z Commission.
2)
Provide a Site Plan drawn to scale with all adjacent streets and driveways shown
to scale with appropriate street names (see Engineering comments attached).
3)
Add a minimum of 20 trees to the islands so that a tree is at the end of each
parking bay.
4) Substitute the Sweetgum trees with an approved planting.
The date scheduled for consideration by the Coppell City Council is Tuesday, February 9, 1999,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has instructed staff to include in
its agenda packets only those items which accurately reflect conditions as recommended by the
Planning and Zoning Commission. The submittal deadline for revised drawings is 12 noon,
Wednesday, January 27th. Therefore, please submit 17 folded copies of the revised drawings on
or before that date.
The drawings which require change in order to comply with the Planning and Zoning
recommendations are: Replat, Site Plan, Landscape and Irrigation Plans, Lighting, Elevations, etc.

COMMENT STATUS..
The City of CoppeH Thoroughfare Plan shows the future extension of Freeport Parkway
aligned in this area along with a collector linking this area to Freeport Parkway. The City
recommends construction of a street through this site that would connect Corporate Park
Drive to Freeport Parkway in the future. Access to S.H. 121 when the main highway
lanes are constructed will be difficult if this access is not provided.
The "Overall Site Plan" on sheet Al.01 is not to scale. Provide a site plan drawn to scale
with all adjacent streets and driveways shown to scale with appropriate street names.
