Northpoint/SP,PP-CS010316 T H £ C I T Y 0 F COPi EI L March 16, 2000 Mr. Chris Amarante 8616 Northwest Plaza Drive Dallas, TX 75225 RE: Northpoint Addition~ Lot 1~ Block 1~ Site Plan and Preliminary Plat Dear Mr. Amarante: This letter is to inform you that Northpoint Addition, Lot 1, Block 1, Site Plan and Preliminary Plat, to allow the construction of two office buildings totaling approximately 137,000 square feet on approximately 9.081 acres of property located at the southeast comer of Northpoint Drive and S.H. 121, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, March 15, 2001, subject to the following conditions: PRELIMINARY PLAT 1. Revise note on Preliminary Plat showing the abandonment of the 15' drainage easement along Northpoint Drive to include a label for the new Volume and Page numbers. SITE PLAN CONDITIONS: 1. Revise Landscape Tabulations (Sheet L1.01) to reference the City of Coppell as Phase I. 2. Eliminate Landscape Calculations shown for the City of Grapevine. 3. Revise Landscape Tabulations (Sheet L1.01) to show the Interior Landscape Requirements as noted by Section 34-1-8 (B.3). 4. Revise Landscape Summary Notation indicating that a deficiency in landscaping exists and eliminate notation that 25 existing trees will be applied toward the required number of trees. 5. Provide additional landscape islands, with trees, at both ends of the most northwestem row of parking (along Northpoint) and within the parking row immediately south of Building I. 6. Clearly define and label the circular pattern shown between Building 1 and Building 2. Indicate if enhanced pavers, type of pavers, etc. 8. The applicant shall reevaluate the south elevation of the single-story structure, to attempt to provide additional architectural features, landscaping, or other elements to break up the length of the facade. The date scheduled for consideration by the Coppell City Council is Tuesday, April 10, 2001, at 7:30 p.m. A representative for this case must be present at this meeting, which will be held at the City Council Chambers at 255 Parkway Blvd. Failure to represent this item may result in the denial of this application. Please submit to the Planning Department 14 folded copies of the all exhibits on or before 12 noon~ Wednesdaw March 28th, so that your request can be forwarded on to Council for consideration.
