Li~ngth of the dock based on square footage of building or zoning. 4. The ditch along Northpoint drive will be covered. 5. We need to coordinate with Travis Crump (Fire Marshall) regarding the fire hydrant locations and fire lanes. Travis will also let us know about the pressures in the water lines. The possible need for pressure reducing devise was raised by Jackson Shaw Company, 6. Inter-local agreement may be needed for: trash pickup, fire service(first response), police, building inspection and post office, 7, Benchmarks - we may need to make a formula to convert between the two cities. 8. Det[~ctor checks will be required for each connection to the public water main. 9, Drive spacing for the Northpoint drives will be 120' for 40 mph. 10. We will need to add the following note for sidewalks on the plat; "4 foot wide sidewalks will be con,,~tructed by the property owner when directed by the city engineer". 11. TxDot Contact - determine 12. Drainage detention should not be needed, only if the existing system will not handle the runoff. 13. Ea.~.ement will be needed for offsite drainage, if any. 14. Impact fees - office (3.99)*(SF/1000)*$300 warehouse (1.06)*(SF/1000)*$300 15. Impact fees for water and sanitary sewer based on size of meters. 16. The plat must be filed for permits to be issued. 18. An early grading permit can be obtained once the prat and site plan have been sent through P&Z. The conditions for an early permit for grading are: P&Z must have no major changes, a hold harmless letter submitted, and a 2% fee paid. 19. Preliminary plat and site plan duration 120 days. 20. Current codes used by the City of Coppell: 1994 UBC, 1994 Mechanical, 1991 Plumbing, 1993 National Electric, 1994 Fire. The 2000 IBC may be adopted this fiscal year. 21.
