Verify with Brazos Electric that driveway and parking pavement can be plac~in their easement. Note that when you develop Lot 1, Block 1, you will have to replat the property to record additional easements and fire lanes. Also, the property will be subject to Site Plan review. Verify that the loading spaces shown are a minimum of 12' x 30'. The zoning ordinance states that "all retail, commercial and industrial structures should provide and maintain loading spaces at a ratio of 1:20,000 sf." Applicant is required to have a minimum of 6 loading spaces. Modify the Landscape Plan to reflect the following changes: a) Correct the spelling of the Chinkapin Oak to "Chinquapin Oak". b) Demonstrate that the Vehicular Perimeter landscaping mounts to 58,663.8 sf c) Verify that each planting island contains at least 1 tree. (The plan currently is a minimum 14 trees short). d) Bloodgrass not on the City's approved plant palette. Please substitute with one on the palette. Provide elevations of monument sign and address sign. A reminder that all flags shall conform to National, State or City flag. A business can erect 1 corporate flag and flag pole per location. Furnish color of exterior building materials to be used on the buildings. Bring a sample of the building materials to the January 7th Development Review Committee meeting. Furnish a reference line on the plat where the volume and page number can be recorded. Staff written comments will be faxcd to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the January 7th Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the January 7th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have fill noon Tuesday, January 12th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
