PRELIMINARY PLAT
Revise label on plat showing a 15' building setback along the rear property line;
the rear yard setback is required to be 10'.
Revise label on plat showing a 30' setback along the west front property line
(adjacent to 121); the front yard setback with parking is required to be 60'.
Revise notation of 5' parking setback along the east side property line-the
ordinance does not reference side yard parking setbacks. Per Section 12-25-4 All
parking shall be located at least 30' behind the front property line and five feet
from the rear property line.
Indicate curve radii for fire lanes throughout the site.
Eliminate notation to the Deputy City Secretary on page two of the plat; the plat
should reference the City Secretary. If necessary the City will add in the word
Deputy.
Eliminate signature line for TXU Pipeline on page two of the plat; this signature
line is not necessary.
Indicate what will happen to the existing 30' access easement to adjacent church.
It must noted on plat-shift, abandon, etc.
SITE PLAN
Clearly define the Phase I and Phase II lines. As shown, there is a portion of the
parking lot that is shown to be constructed with rows of parking that will
terminate mid-space and mid-row. See Phase lines.
Staff would recommend that the location of the dumpster serving Building//2 be
revised. The view of the dumpster could be obscured by moving it to the rear of
the building-shifting it west.
Again, eliminate reference to a 5' side yard parking setback-See//3 above.
Provide details on the proposed dumpster enclosures.
Underground/conceal existing inlet at the northwest comer of the property, in
order to continue perimeter landscaping to the edge of the property.
Provide additional information regarding existing Elaeagnus along the southern
property line. Landscape Tabulations provide the number of 275 Elaeagnus;

however, staff is unclear whether this is the amount of existing shrubs or the
amount with additional shrubs installed.
Comply with Section 34-1-8 (B.3) "Planting islands shall be located at each
terminus of each single row of parking and, when a single row of parking contains
more than 15 spaces, at intervals between each terminus. Planting islands shall
contain at least one tree". This occurs in numerous locations throughout the site,
please remedy.
Revise Landscape Calculations to show the required and provided number of
Planting Islands. See Section 34-1-8 B.3 "12% of the total number of parking
spaces." Additionally, please note that a double row of parking shall terminate
with a planting island containing two trees.
Please note that Perimeter trees are planted over the front 15' drainage easement-
once grading/drainage plans are reviewed the City will determine if trees may be
planted in this location.
Clearly indicate the species of the existing trees to be removed on site. A note is
provided that existing 3" Cedar Elm is to be removed, but are all trees Cedar
Elms?
Hackberry Trees can not count toward Perimeter Landscape Requirements.
While existing, these trees are not permitted according to the City's Plant Palette.
Additional trees must be installed in order to fully comply with the Perimeter
landscape requirements.
Comply with Section 34-1-8 C Perimeter Landscaping along the east side
property line. All off-street parking, loading and vehicular use areas, including
driveway pavement, shall be screened from all abutting property and/or public
rights-of-way by a wall, fence, hedge, berm or other durable landscape barrier.
Plants and materials used in living barriers shall be at least thirty (30) inches in
height at the time of planting...

Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staff recommendations should not be followed when you attend the March 1st Development
Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the March 1st DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, March 6t~ to resubmit fourteen (14) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department
