REQUEST BY WILLIAM DAHLSTROM TO REDUCE LANDSCAPING REQUIREMENTS
Dear Greg:
Please be advised that Hunt Resources, Inc. has received the notice dated January 21, 1994,
concerning the referenced request, and we have the following concerns.
It is our understanding the applicant is requesting to reduce the landscaping requirement of
approximately 65,000 square feet to 25,000 square feet to meet the security requirements of a park and
ride lot operation. While we agree that landscaping islands in the middle of parking lots could create
visibility problems, we believe the requirement to install landscaping in the interior of the parking lot should
be moved to the setback areas. By moving the required landscaping area to the outside edges of the site,
the parking is better screened from public fight-of-way. This would probably entail increasing the setback
distance slightly for the relocated plant material, but would create a good image for Coppell's gateway site.
It is also our understanding the applicant intends to request a variance to install a fence along the
right-of-way to secure the parking lot. If the fence is a necessity for the parking operation, we believe it is
better suited as far away from right-of-way as possible and located behind the landscaping in the setbacks.
Fencing material should be black to reduce the visibility from the street.
Again, we are opposed to reducing the total square footage of landscaping and any reduction in the
setbacks. We encourage the Board to maintain the City's ordinance.
