Dear Mr. Dowdey:
This office has reviewed the above drawings for compliance
with applicable City of Coppell ordinances. Before we can
recommend the above plat be placed on the Planning and Zoning
Commission agenda, the following points need to be addressed:
1. Meadowood has already been used in Coppell for a street
name.
2. The construction of a half-width street (Moore Road) is
generally prohibited by the ordinance. Please show
sufficient cause why the entire street cannot be built at
this time, in order to justify the half-width.
3. It appears that you are proposing filling in a flood
plain at the north end of the property. Please show the
extent of the fill and the amount of affected flood
plain.
4. Valley gutters across through streets are generally not
permitted.
5. Minimum required street grades are 0.5%. Please address.
6. At street intersections other than 90 degrees, show
stations of curb radii P.C.'s and P.T.'s.
7. An overall grading plan showing surface drainage and
intersection with existing contours would be helpful.
8. In the event Moore Road is constructed by half-width
methods, please provide easement for slope on adjoiner's
property. In said event, provide 20:1 taper on
temporary asphalt transition at Parkway Boulevard.
9. All fill placed at street sections should have lime
stabilization and compaction similar to subgrade.
Please show that topsoil will be stripped prior to fill
at street sections.

10. The concentration time for all drainage areas does not
exceed 10 minutes. Please review the drainage design
with a more appropriate time of concentration.
11. Drainage area map should show off-site drainage contribu-
tions. Map should show where all of subdivided area is
draining.
12. Storm sewer profiles should show crossing utilities that
could possibly conflict. Please show minimum 1.5'
clearance between sewer and water mains.
13. Please show outlet conditions of storm sewers and extent
of grading required.
14. Show storm sewer laterals.
15. Horizontal curves in sanitary sewers are not allowed.
16. Maximum distance between sanitary sewer manhole and
clean-out at end of line is 200'.
17. Sanitary sewer mains should intersect at grade or a drop
manhole should be used. Please provide detail of drop
manhole,
18. New City of Coppell standard details are available for
your use. They are recommended for this project. The
content of the details furnished with this set have not
been reviewed at this time.

separate review of the landscape details submitted for this
