Requesting final plat approval of Park Meadow Addition, II Wiseco Land Development represented by Tom Wise or Chris Chisholm The applicant is requesting final plat approval for the second phase of the Park Meadow Addition. This plat consists of 109 SF-O lot line homes in a TH-2 zoning district. The plat meets all subdivision ordinance regulations and zoning district regulations. STAFF EVALUATION: The applicant is using the progressive element structured in our zoning regulations referring to the development of single-family-zero lot line lots instead of the designated zoning classification of Townhouse - two which would allow sixteen (16) dwelling units per acre x 20.6 acres : 330 units. The SF-O zoning district allows approximately six (6) dwelling units per acre x 20.6 : 123 units. The plat meets all submittal requirements therefore, it is the staffs recommendation that this final plat be approved. PLANNING AND ZONING COMMISSION: At the request of the P & Z Commission, the applicant has made two changes. They are the intersections at Moore Road and Parkway and Lodge Road and Meadowood so that the alley turns out onto Meadowood. A six foot brick screening wall will be placed along Moore Road on the portion of the plat where the alleyway fronts Moore Road. Landscaped entry-ways will also be provided. The P & Z Commission recommended approval (4-0) of this final plat.
