Use Regulations: A building or premise shall be used only for
the following purposes:
1. Any use permitted in District "SF-18". "SF-12", "SF-9",
Section 29.6, City of Coppell Zoning Ordinance.

Area Regulations:
i. Size of Yards:

Front Yard: There shall be a front yard having a
depth of not less that twenty-five (25) feet. Ail
corner lots shall distinguish the front from the
side yard for setback purposes. No required parking
shall be allowed within the required front yard,
where an alley is provided.
Side Yard: There shall be a side yard on each side
of the lot having a width of not less than eight (8)
feet. A side yard adjacent to a side street shall
not be less than fifteen (15) feet.

Rear Yard: There shall be a rear yard having a
depth of not less than twenty (20) feet, where an
alley exists. Ail other rear yards depths shall not
be less than ten (10) feet.
2. Size of Lot:

Lot Area: No building shall be constructed on any
lot of less than eight thousand (8,000) square feet,
average 8,100 square feet, (Zoning Area A)~ eight
thousand two-hundred (8,200) square feet, average
8,500 square feet (Zoning Area B): nine thousand
(9,000) square feet, average 9,000 square feet
(Zoning Area C).

(b) Lot Width: The width of the lot shall not
be less than sixty-five (65) feet (Zoning Area
seventy (70) feet (Zoning Area B)% seventy-five
(75) feet (Zoning Area C) at the midpoint of the lot

(c) Lot Depth: The ~vera~ depth of the lot shall not
be less than one'hrrnd~ed (100) feet.
Minimum Dwelling Size: The minimum floor area of any
dwelling shall be fifteen hundred (1,500) square feet,
(Zone Area A) g sixteen hundred (1,600) square feet,
(Zone Area B & C), exclusive of garages and breezeways
and porches.
Lot Coverage: In no case shall more than forty (40)
per cent (Zoning Area A & B)| thirty-five per cent
(Zoning Area C) of the total lot area be covered by
the combined area of the main buildings and accessory
buildings.
Parking Regulations: Two (2) enclosed parking spaces
per unit behind the front yard line. Off-street parking
spaces shall be provided in accordance with the require-
ments for specific uses set forth in Section 29.
Type of Exterior Construction: At least eighty (80%) percent
of the exterior walls of the first floor of all structures
shall be of masonry construction exclusive of doors, windows, and
the area above the top plate line. Each story above the first
floor of a straight wall structure shall be at least eighty (80%)
percent masonry exclusive of doors, windows and the area above
the top plate line. Stucco type construction is permitted only
