Park Place/FP-CS 910409ALLEN PROPERTY CORPORATION April 9, 1991 Mr. Gary Sieb City Planning Director City of Coppell P. O. Box 478 Coppell, Texas 75019 Re: Park Place Addition Plat Revision Dear Gary: As you know, the Park Place Addition is currently under construction pursuant to its approved plat and plans by the City. At this time, the paving contractor is preparing to pour concrete. Over the last week, the four Coppell builders who will be constructing the homes in Park Place have concluded they would prefer the developer to make a slight revision to the alley alignment along our east boundary in order to save a number of mature native trees which exist along that boundary, provided this can be accomplished without an undue delay in the progress of the subdivision. This change has no engineering design related impact other than a slight realignment of the west alley right-of-way line and alley paving section, thus allowing space for the trees in the east alley right-of-way. The builders feel the resulting aesthetic benefit outweighs the reduction in the lot depths along the alley. The approximate differences in lot depths will be as follows along the alley in Block D: Lot # Before After 2 121.3 119.6 3 120.0 116.5 4 120.0 116.0 5 121.17 119.6 6 128.92 126.5 7 130.0 127.6 8 130.0 124.2 9 130.0 124.5 10 129.78 128.3 1 1 129.78 128.3 We will submit a revised plat and alley plan to the City in the next few days. We request that these changes be approved by the city staff since they represent no ALLEN EQUITIES, INC. 12770 COlT RD. · LOCK BOX 80 · DALLAS, TX. 75251 · PH. 214/233-5771 · FAX 214/233-5881 substantial change to the plat or plans. which is made to expedite this review. We would greatly appreciate any effort Further since the construction is in process, our request is based upon the assumption that we will be able to continue construction of Alley D while the revisions are being reviewed. As the developer, we will be responsible for any construction modifications which may be required by the city review. We appreciate your assistance in this matter. Please let us know if this approach is acceptable to the City. Yours very truly, Allen Property Corporation Michael lR. 'Allen, President GS/repl at/4.9.91
