re: Outbuilding located at southeast comer of Lot 13, Block B, of Oak Bend
While the City does not enforce private deed restrictions, we do keep them on file. Since our
records indicate that Oak Bend has an Architectural Review Committee, I suggest that, if you
have not done so already, you get approval from that committee before applying for a plan
amendment with the City. The reason is that private covenants are usually more restrictive.
If the committee considers a storage shed to be a temporary building, you should be prepared to
screen it from the view of Oakbend Drive [see §7.09(A) of the enclosed]. Also the fence would
appear to be in violation of §7.09(P) [see the triangular area shown in yellow on the enclosed plat
and formed by connecting the edge of the alley pavement to the street right-of-way line at points
15 feet away from their intersection]. If you can overcome those obstacles with the
neighborhood, it would seem to me that you would stand a much better chance with the planning
commission and city council.
