Review Comments for the Final Plat and
Plans for the Oakbend Addition
FINAL PLAT:
1. R.O.W. widths on surrounding streets are not shown.
2. Property/R.O.W. lines missing in a few areas.
3. Street center line curve radii below minimum 425' are used
in curves 18, 21, 22. Variance required if not changed.
4. Development along Thweatt Road must comply with Streetscape
Ordinance Primary Image Zone.
5. Legal description and actual dimensions on plat vary from
one another.
6. Floodplain Development Permit note and blanks needed on
final plat.
PLATTING AND PD REGULATIONS:
7. Contribution for improvement of 1/2 o6 Freeport Parkway as
an M6D is too low.
8. Contribution for improvement of 1/2 of Thweatt Road
required.
9. 10' access easement from Post Oak Drive to the proposed park
must be shown on final plat.
PAVING PLANS:
1. Street R.O.W. and paving widths not shown on Sheet 2.
2. Post Oak Cul-de-sac has insufficient radius. Minimum
radius is 40' to face of curb.
3. Center line curve data is required to be shown on paving
plans.

DRAINAGE PLANS:
1. Line "A" shows flow line to flow line connection at pipe
size change from 48" to 30". Crown to Crown connection
required.
2. Title blocks and sheet number information not complete.
WATER AND SEWER PLANS:
1. All water lines shall be profiled as required by a new
Public Works Department policy.
2. Sanitary sewer Line "A" must be realigned to provide a
minimum separation of 9' from the proposed water line.
3. Easements will be required as marked on the drawings.
4. All sanitary sewer lines and water lines must have a 9'
minimum separation.
5. 2" blow-offs must be installed at the dead ends of the 8"
water lines serving the Beale Lane and Post Oak Drive Cul-
de-sacs.
6. All drop manholes shall have the drop pipes encased in
concrete.
FEES DUE:
A. Water and Sewer Availability Fee @ $440/unit
1/2 due prior to city Council consideration
138 lots x $440/lot = $60,720.00
1/2 = $30,360.00 due now
B. Water Tap Fee @ $100/meter
Due prior to issue of building permits

C. Sewer Connection Fee @ $100/sewer connection

Construction Permit Fee
First deposit @ $500 + $20/lot = $500 + $20 x 138 = $3,260.00

Second deposit in an amount equal to 1.5% of the estimated
construction cost of the items proposed to be dedicated to
the city. This is due prior to issuance of a construction
permit.

100% due prior to final plat approval

Street Light Fee @ $292.60 per light for every 200 feet of
roadway. This fee is due prior to final acceptance of the
subdivision. Review with Coppell Public Works Street
Department.

permits being issued. Review with Coppell Public Works
Street Department.
