We have reviewed the above referenced project and have provided the following
comments to the Developer which need to be addressed:
- Description of the dedication deed regarding the 2.54 AC Pocket
at time of file plat.
- Minimum utility easement required is 20' be provided.
- Conceptual Landscape Plan
- Homeowners Association Agreement
- Bridge for access to the park across drainway.
- Per the Subdivision Ordinance Cul-de-sac shall be no longer than
600'. Fire Department should review and comment.
- That the Developer pay their pro rata share for improvements to
Thweatt Road (final plat).
- As part of the zoning change approval by the City Council on October
10, 1989, in addition to the pro rata share for Thweatt Road, the
following conditions were part of the zoning approval:
* Masonry fence along State Road (for construction drawing).
* That 3 lanes off State Road be constructed in its
entirety (final plat).
Please note that at the February 6, 1990, DRC meeting Shohre gave a markup
engineering plan on the above referenced project to the applicant and we are
expecting a response on that.
