Show visibility triangle easements at all driveways with metes and bounds description. e Right-of-way should be provided for the deceleration lane between Lot 1 and 2. Location of detector check vaults should be shown so the easement can be provided with the replat. Water, sanitary sewer and roadway impact fees will be required. Site Plan / Landscape Plan 1. Construct deceleration lanes at the driveway located at the southeast corner of Lot 1, Block 5 (100' storage w/100' transition 12' wide) at the location of the proposed access easement. 2. Provide 40' radius for trucks at driveways adjacent to loading docks. 3. Provide water, wastewater, drainage and irrigation plans to determine possible utility easements. The Utility Master Plan appears to be incomplete. 4. Any driveways onto Belt Line Road will be required to have 8' wide brick paver band with brick pavers in handicap ramps. 5. On the landscape plan, the correct visibility triangle should be shown at all driveway entrances and the landscaping adjusted accordingly. 6. The deceleration lane to serve the common drive between Lot 1 and 2 should be shown on the landscape plan and the landscaping adjusted accordingly. 7. The location of the 5 foot sidewalk should be shown.
