Conditions for approval:
(1) Compliance with Engineering comments as follows:
Need variance to waive the requirement of installation of sidewalks adjacent to street
fight-of-way with a note on the replat stating that the sidewalk to be installed at the
request of the City Engineer.
These are informational comments and should have no bearing on the approval of the plat:
2. Water, sanitary sewer and roadway impact fees will be required.
3. Any driveways onto Belt Line Road will be required to have 8' wide brick paver band
with brick pavers in handicap ramps.

Anderson, representing the Applicant, addressed the Council concerning approval of this proposal.
After lengthy discussion and questions from Councilmembers, Councilmember Robertson moved to
close the Public Hearing and approve Case No. PD-134R (formerly Coppell 200 North), Copper
Greens, zoning change from HC and IA (Highway Commercial and Light IndusUial) to PD-SF-7 and
HC (Phnned Development, Single Family-7 and Highway Commercial), to allow the development of
a 226-1ot planned development single family residential subdivision on 65 acres of pwperty located at
the northwest comer of Denton Tap Road and State Highway 121 Bypass subject to the conditions stated
on the Agenda Request Narrative and subject to the pht showing on its face, in print 1~ times larger
than thc largest print the~ex)n, that thc subject 1~ is located in the Lcwisvillc School District.
Mayor Pro Tern Mayo seconded the motion; the motion carried 5-1 with Mayor Pro Tern Mayo and
Counciimembers Alexander, Sturges, Watson, and Robertson voting in favor of the motion and

HISTORY:
The original platting of this property in large blocks took place in
1990. Re-platting has occurred periodically with the sale of
individual sites. This replat represents a continuation of this
parcel-by-parcel replatfing process.
TRANSPORTATION:
Belt Line Road is an existing 6-1ane divided major artefial in a
120' wide fight-of-way. Airline Drive is a C4U 4-lane undivided
collector street within a 70'-wide fight-of-way. Wrangler Drive
is a 2-lane asphalt street within a 65'-wide right-of-way shown on
the. thoroughfare plan as a C4U 4-lane undivided collector street
requiring 70 feet of fight-of-way.

COMPREHENSIVE PLAN:
The 1987 Comprehensive Plan shows the property as
suitable for industrial use, as does the proposed 1996
Comprehensive Plan.
DISCUSSION:
The proposed 320,000 square foot office/warehouse facility will be located immediately south
of the main entrance of Park West Commerce Center near the existing three flagpoles. The
facility will be built on a 15.16 acre tract of land. Approximately 48% of the site will be
covered by the building. The site plan clearly exceeds the city's parking and landscaping
requirements. The perimeter landscaping area will contain a total of 172 trees, strategically lined
along Belt Line Road and Airline Drive creating an attractive visual and physical edge. The
applicant is requesting from City Council that the sidewalk requirement be waived until it is
deemed necessary by the city and is seeking a variance of the screening wall requirements to
permit the landscape screening of the truck courts.
RECOMMENDATION TO THE PLANNING AND ZONING COlVIMISSION:
Staff recommends approval of the replat and variances subject to engineering comments.
