There has been no recent plating history on this parcel although Toyo Tire
has built a facility adjacent to this tract within the last two years.

COMPREHENSIVE PLAN: The Plan shows industrial use as most appropriate here.
ANALYSIS:
This is a plat which could be handled as a Minor Plat which does not
require Planning Commission action provided:
there are four or fewer lots
the lot to be platted fronts on a dedicated street
extension of utilities is not required
In such case, state law and our subdivision regulations allows the Director
of Planning to approve the plat. That is the action staff recommends here.
However, to be completely comfortable with this application, we need a
letter signed by the applicant indicating that a sewer line (shown on our
"as builts" as being in place along Wrangler Drive) will be constructed
along Wrangler, and that an existing line (which the City understood was
no longer in use, but is), will be capped off, plugged and no longer used--
being replaced by the above mentioned line which runs parallel to
Wrangler. If we get that letter, the plat will be prepared as a final plat
and this information is conveyed to Commission as F.Y.I. only.
ALTERNATIVES:
1) Approve the plat
2) Deny the plat
3) Take no action as this is a plat the Director of Planning can sign off
on
