RE: PARK WEST COMMERCE CENTER, FINAL PLAT
Dear Don,
This letter is to inform you that your request for approval of a final
plat for Park West Commerce Center, was recommended for approval by the
Coppell City Council, on April 10, 1990.
The conditions for approval are as follows:
1) Final construction plans and profiles (sewer, water, storm drain)
must be submitted by July 10, 1990.
2) Covenants/restrictions regarding open space area must be executed by
May 10, 1990.
3) Flood Plain Management Ordinance will be followed, and Hydraulic
Studies must be submitted by July 10, 1990.
4} Participation in fair share of the sanitary sewer improvement costs.
5) Twenty (20) foot utility easement required, unless ten (10) foot
easements are approved by staff.
6) Applicable development fees will be paid as each lot is developed.
7) Sidewalks will be constructed when:
1) majority of property owners association wants them, or
2) the Director of Public Works deems needed
8) Sidewalks along Beltline will be constructed in addition to the above
condition number 7.
nfrastructure will be constructed as needed.
outhwestern Drive will be constructed as four-lane divided when:
A) traffic exceeds 8~00 trips per day, or
B) as determined by the City Engineer
11) Construction permit fees will be collected on a replat-by-replat
basis.
