Dear Mr. Davis:
In response to your letter dated February 19, 1990, I would like
to provide the following comments as related to your item numbers:
Staff has reviewed your water and sewer plans and you were
provided with a markup plan and comment at the February 20,
1990, DRC meeting.
The storm drain drawing you submitted is incomplete. The
storm drainage plans should include, but not limited to:
Off Site Drainage Area Map
Hydraulic Calculation for 100 Year Storm Design
Plan and Profiles on the Storm Drainage System
NOTE:
It is your choice to hold up your clients design waiting
for a design criteria change. We can not accept the
responsibility for that nor how long it might take.
As per discussion between you and Howard Pafford, the existing
12" sanitary sewer is at its maximum capacity and can not
handle any more sewage, it is our understanding that you are
to provide additional information.
We have not received the paving plans and profiles as of this
time yet. This in itself provides an incomplete application,
but we will continue to work with you until policy body
consideration of this final plat.
As of this time, we have not received the 100 year Floodplain
Study and~or information how you will address the outstanding
FEMA requirements (the Flood Insurance Program of the entire
City of Coppell could be in jeopardy because of this matter)
on this project, regarding Grapevine Creek. As you know, this
site plan and plat has changed considerably, since this
project was approved under the name of Gateway Park at
Coppell, changes such as removal of Gateway Blvd. and widening
of Southwestern Blvd.. etc. Please remove the label right-
of-way on this creek. ~til decided otherwise it will remain
private.
A complete set of paving pans and profiles are required, per
the Subdivision Ordinance on all streets within this property.
Ail appropriate development fees must be paid prior to the approval
of the final plat by the City Council.
Attached, please find a complete DRC check list from Public Works
staff for your use, specifically note the required final
construction plans per Engineering Division's check list. These
check lists are provided to you in addition to our standards and
specifications, based on above comment and since staff has not had
the needed information for review and comment, we recommend denial
of your final plat.
