HISTORY:
The original plat~4 of ~ property was in large blocks and it took Place
in 1990. Replatting has occurred periodically with the sale of the
individual sites.
TRANSPORTATION:
Wrangler Road is a 2-lane asphalt road with side ditches in a 60'-
wide right-of-way. The thoroughfare plan shows it as C4U in a
70'-wide right-of-way. Entrepr~e Drive is 4-1am undivided street
in a 65'-wide right-of-way.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
light imiusU/al/showroom uses.
DISCUSSION:
This replat represents a 15 acre site that will accommodate two
office/warehouse facilities. Building 2 will measure approximately 96,000
square feet and the Building 4 about 115,200 square feet. The design of the
structures is such that the two truck courts will face each other and be
oriented away from Emerprise Drive.
Staff points out that the Floodplain A~trator's signature block needs to
be added to the replat.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the replat subject to the following conditions being met:
1) Provide the signature block for the Floodplain Administrator.

2) Recommelld disapproval of the request
