Crow MARC MYERS COMPANY 3811 Turtle Creek Boulevard, Suite 1020 Dallas TX 75219 re: Screening Wall Waiver, Park West Business Center II Dear Richard: Mayor Morton referred your letter of May 26 to the City Manager for response. The procedure you want to initiate is relatively simple. Sections 31 and 33 of the Coppell Zoning Ordinance require that loading docks be placed in a location other than on the street side unless 6-foot-high screening is provided parallel to and 30 feet distant from the street right-of-way. The distance requirement may be reduced to 15 feet when the Planning and Zoning Commission approves a landscape plan clearly indicating the screening wall location. Section 33 specifies that the screening shall be a masonry wall, but provides that the City Council may waive or modify that requirement. If the plan for your second phase of construction is a mirror image of the first, you will have your loading area pavement within 15 feet of the street right-of-way line. Therefore, you should submit a landscape plan to the Planning and Zoning Commission. lJpon approval of that, waiver of the requirement for the masonry wall, as was done for Park West Business Center I, entails placement of the request on the agenda of the City Council for its consideration. If you can get us 28 copies of the landscape plan by no later than June 7, we can fast-track it by putting it on the Planning and Zoning Commission agenda for June 15 and City Council agenda for June 27. I realize that the June 7 date for submission is short notice, but if the landscape plan is a reflected version of the previous submission, there may not be much involved in producing it.
