Replatting has occurred periodically with the sale of the individual sites. TRANSPORTATION: Wrangler Road is a 2-lane asphalt road with side ditches in a 60'- wide right-of-way. The thoroughfare plan shows it as C4U in a 70'-wide right-of-way. Entreprise Drive is 4-lane undivided street in a 65'-wide right-of-way. SURROUNDING LAND USE & ZONING: North- South - East - West - Thacker Container Company and Rediform; "LI" Light Industrial Coppell Middle School West; "C" Commercial vacant; "LI" Light Industrial vacant; "LI" Light Industrial Item # 13 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for light industrial/showroom uses. DISCUSSION: This replat represems a 16 acre site that will accommodate two office/warehouse facilities. Building 1 will measure approximately 130,000 square feet and Building 3 about 145,000 square feet. The design of the structures is such that the two truck courts will face each other and be oriented away from Emerprise Drive. Staff points out that the Floodplain Administrator's signature block be needs to be added to the replat. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the replat subject to the following conditions being met: 1) Provide the signature block for the Floodplain Administrator.
