SIZE OF AREA: 3.4435 acres of land REQUEST: Approval of a replat of the Park West Commerce Center Addition, Lot 2-R, Block 7. APPLICANT: Mr. Michael Clark, P.E. Winklemann & Assoc., Inc. 12800 Hillcrest Road, Suite Dallas, Texas 75230 (214) 490-7090 #200 HISTORY: The original plat for Park West Commerce Center was originally approved in April of 1990. A replat was submitted in November of 1990 to amend Block 7 and 8 and to relocate Enterprise Drive. TRANSPORTATION: Airline Drive is an improved roadway and is a proposed four-lane roadway. Enterprise Drive SURROUNDING LAND USE & ZONING: North - Vacant; LI zoning East - Vacant; LI zoning South - Vacant; LI zoning West - Vacant; LI zoning ANALYSIS: When City Council approved the replat for Block 7 and 8, the replat was approved with the condition that Enterprise Drive would be constructed in its entirety from Airline Drive to Wrangler Drive. Enterprise Drive is scheduled to be constructed within the next few months. As the southern portion of Lot 1, Block 7 is developed and is replatted, the developer will be required to reconstruct Wrangler Drive or establish an escrow fund for future paving and drainage improvements.
