Preliminary plat approval of a one hundred sixty (160) multi-family
subidivision
GENERAL DESCRIPTION
The applicant proposes to construct one hundred sixty (160) units of
multi-family dwellings on 7.6212 acres of land. Present zoning is MF-2.
To the north across Parkway Boulevard is SF-0 zoning; to the east in the
vicinity of Samuel Boulevard is SF-9 zoning; to the south, immediately
adjacent to the property, is additional MF-2 zoning; and to the west,
immediately adjacent to the property, is more MF-2 zoning with TH-2
zoning beyond that.
REMARKS
Due to the recent problems in the Planning and Zoning Department, all
parties have not had an adequate amount of time to review these plans.
The City Engineer did not have time to contact the applicant concerning
his submittal, and there are many items which were in the subdivision
ordinance that are not shown on the plans. These items are necessary to
complete the review of the plan and should be addressed prior to
approval. The applicant submitted the plat and plan on time according
to the information in the file; however, the information submitted is
not adequate. We have no objection to approving the plat as submitted,
but recommend not approving the plans until further review can be made
and the applicants can be contacted.
STAFF EVALUATION
A cursory review by the City Engineer, in the short time frame allowed,
indicates that many items need to be addressed prior to approval of the
· plans. We request that the Planning and Zoning Commission table this
case until further review can be completed.
