Approval recommended with the following conditions:
1)
The applicant acknowledge that site plan review with both Planning Commission and City Council
will be required before any building can occur on this replat area.
2)
Abide by Engineering comment as follows:
a) If the existing channel on the east side of the property is not
going to be enclosed into a drainage system, a wider drainage
easement will be required to accommodate the 4:1 side slopes
and a minimum of 10' wide channel bottom.

There has not been any recent development activity on the parcel in
question although it is adjacent on both the east and west to large
warehouse/distribution buildings
Airline Drive is a C4U improved four-lane concrete street that
connects Freeport Parkway to Beltline Road. It is contained within
a 60-foot r.o.w.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
Light Industrial/showroom uses
DISCUSSION:
This 48.8-acre tract is being replatted into two lots. One will
contain the existing MJ Designs warehouse/office complex. The
other 16.2-acre parcel is in process of being sold off to another
user. Because this is in a light industrial area, is surrounded by
other industrial users, and this replat simply creates a 16.2 acre
buildable site, staff can support this request. The only concern we
have relates to the fact that the applicant should recognize that
before any building can be placed upon this parcel, site plan review
with both Planning Commission and City Council must occur.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the replat subject to the following
conditions:
The applicant acknowledge that site plan review with both
Planning Commission and City Council will be required
before any building can occur on this replat area.
