1. Plat existing fire lanes on the MJ Designs property.
2. The 16.206 acres lot will be subject to a Replat and Site Plan review prior to the
issuance of a building permit.
3. ' Remove from plat the reference "County of, State of California".
4. ~ Show all adjacent zoning.
5. ~ Consolidate TU Electric and Lone Star Gas signature block.
6. ~ Eliminate the Director of Planning signature block and modify the City
Secretary's signature block. (see attachment)
7. - Furnish the Chairman of the Planning and Zoning Commission and the Mayor
signature blocks. (see attachment)
8. Include the Volume and Page No. on the Replat.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations
should not be followed when you attend the March 4th Development Review Committee (DRC)
meeting.
Each applicant will bring one new set of revised plats and plans to the March 4th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project
or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, March 9th to resubmit eighteen (18) folded copies of revised
plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.

SECTION Xl - FILING OF PrAT
SECTION XI - FIL~G OF PLAT
After approval of the Final Plat by the Municipal Authority and correction 'of the
plat as required by the Municipal Authority and the Planning and Engifieering
Departments, the Developer shall submit filing fees and the required number of
copies for filing with the County Clerk. These copies shall bear all required
signatures of City Officials. After signature by the City Offidals, the Deve~
shall complete the filing process and return nine (9) paper copies and two ('2)
mylar copies of the "filed" plat to the City. Said copies shall show the volume
and page of the Map and Plat Records into which the plat was recorded by the
County Clerk. If the final plat has not been submitted for signature, by City
Officials within six months after approval by the City Council, the plat shall be
deemed null and void, resubmittal shall be requital., and the current Subdivision'
Reguhtions shall apply. _
