RE: Park West Commerce Center, Replat of Lots 1R-2~ Block 2 and Site Plan
Dear Madam/Sir:
This letter is to inform you that the Park West Commerce Center, Replat of Lot 1R-2, Block 2 and Site Plan, to
allow the development of a 291,285 square foot office/warehouse facility to be built in two phases on
approximately 16.2 acres of property located along the north side of Airline Drive, approximately 2,100' west of
Beltline Road, were recommended for approval by the Coppell Planning and Zoning Commission on Thursday,
August 19, 1999, subject to the following conditions:

Compliance with Leisure Services tree mitigation memo (attached).
Monument sign will comply with code with matching backgrounds
(gray field with black die-cut letters).
The vinyl coated chain link fence will be green.
Approval of color board as submitted.
Show minimum distance of landscape buffer at property lines.
Each planting island to contain a minimum of 150 square feet of landscape
area, with one Cedar Elm tree and appropriate under-story planting
materials as recommended on the City's Plant Palette and as approved
by the Leisure Services Department.
All plans should show proposed sidewalks or as waived by the City Engineer.
Utility easements being placed on the plat as determined by TXU.
2) Fire lanes to be added to the existing platted parcel.
The date scheduled for consideration by the Coppell City Council is Tuesday, September 14, 1999, at 7:30 p.m.
A representative for this case must be present at this meeting. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda packets o~y those items,
which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal
deadline for revised drawings is 12 noon~ Tuesda¥~ August 31't. Therefore, please submit 17 folded copies of
the revised drawings, plus three (3) 8 1/2 x 11 paper reductions on or before that date.
The drawings which require change in order to comply with the Planning and Zoning recommendations are: Site
Plan, Landscape Plan, Monument and Sign Elevations. We also need 17 additional copies of the Replat document,
Elevations, Area Calculations Sheet and Tree Mitigation Plan.

The tree survey shows that development is removing 584" of protected trees from the
site. Development is preserving 190" of trees, allowing a 25% preservation credit. The
total caliper inch of tree removed requiring mitigation is 438 inches.
The landscape provided will create a credit of 219"for the new trees added to the site.
This will reduce the number of caliper inches requiring mitigation to 219 inches.
The Tree Preservation Ordinance allows for the payment of $100 per caliper inch to the
Coppell Reforestation and Natural Areas Fund in reparation for this loss.
Please provide an executed Tree Removal Permit prior to removing trees from the site.
