HISTORY:
The original plat of Park West Commerce Center was filed for
record in December of 1990. The most recent approved replat of
this property occurred in December of 1997. Planning and Zoning
Commission denied the Replat of Lot 1 and 2, Block 5 and the site
plan on June 18, 1998.
TRANSPORTATION:
Wrangler Drive is an asphalt road with side ditches inside a 60'-
wide right-of-way shown on the thoroughfare plan as a C4U 4-lane
undivided collector.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
light industrial/showroom use.
DISCUSSION:
The submitted replat shows that the interior lot line between Lots 1 and 2 has
been shifted southward by about 10', thus increasing the size of Lot 1 by
6,935 sf and decreasing the size of Lot 2 by 9,317 sr. (2,382 sf was
dedicated to right-of-way for a deceleration lane). Also, in addition to
placing fire lanes on Lot 2 with this replat, the location of the fire lanes along
the southern and eastern property lines of Lot 1 were shifted slightly north
and east.
The submitted site plan shows two single story tilt wall structures to be built
in two phases. Phase I consists of the construction of the eastern building
located adjacent to Beltline Road. The building totals approximately 104,000
sf and the applicant is providing 430 parking spaces and 5 loading spaces
during Phase I. Of the 430 parking spaces provided in Phase I,
approximately 100 spaces will be covered parking, located adjacent to the
western elevation of the building, as well as some located in the interior
courtyard area. The parking canopy consists of concrete columns with
rubbed finish and a metal canopy painted to match the building. The
remaining 320 parking spaces, 5 loading spaces and the second building will
be built at an undetermined furore date.
The landscape plan shows an attractive landscape treatment of 3 ft. high
berms with groupings of Live Oaks and Crape Myrtles interspersed along the
tops of the berms along Beltline Road and Wrangler Drive. Two landscaped
islands are shown at both the Beltline and Wrangler entrance driveways
separating the ingress and egress vehicular movements.
The building elevations show two buildings very similar architecturally to the
IBM building under construction on Lot 1 of this replat. The elevations
show a two toned painted tilt wall structure, with the upper two-thirds of the
building painted in dark gray and the lower one-third blue reflective glass
windows flanked with painted light and dark gray concrete panels, producing
a column effect. At the four corners of the building there is a perforated
semi-circular metal decorative panel feature located below the roof corners.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the replat and the site plan.
