Parkwood Addition, Phase II.
General Homes Corporation represented
by Sam Wyse
The applicant, General Homes Corporation, is requesting final plat approval of
Section II, Parkwood Addition. The development consists of 212 "SF-O"
Single-family-zero-lot-line homes, and is the second phase of a three phase
development. The plat exceeds ail minimum standards and specifics of the
zoning district regulations. In addition, this final plat meets all subdivision
specifications.
STAFF EVALUATION:
The staffs recommendation is to approve this final plat as submitted.
PLANNING AND ZONING COMMISSION:
There was one area of concern that the Commission expressed and that was
the section of right-of-way on Samuels Boulevard between Hood Dr. and Cribbs
Drive. This particular area has a dramatic elevation change from Samuel
west to the east edge of the development. The Commission stated that if the
alignment of Samuels stays in a direct north-south alignment that some type
of screening device be installed for safety and visibility purposes. General
Homes agreed with the comment but had one request that if the Lakes of Coppell
project was approved, which would .allow adequate separation between Samuels and
the development because of Samuels alignment' wo'uld have a curvature to the
northeast to tie into MacArthur Boulevard, then the screening device would
not be necessary to construct.
The Planning and Zoning Commission agreed to the applicants explanation and
approved their final plat by a 5-0 vote.
