There has been no recent zoning or platting history on this
tract.
TP~NSPORTATION:
Denton Tap Road is a six-lane divided thoroughfare (P6D)
contained within a 100 foot right-of-way; Parkway Boulevard
is a four-lane divided street (C4D) contained within an 80
foot right-of-way; Heartz Road is an improved two-lane
undivided street within a 60 foot right-of-way.

ANALYSIS:
Provided the zoning is changed on this Tract, the alley
question is resolved, the common area along the drainage
swale is dedicated to the City but maintained by the
Homeowners Association, a minimum 4' fence is located as
shown on the plan, the 8' sidewalk is constructed, alleys
adjacent to the draina§e area are eliminated, and minimum
centerline radius is allowed to be 200 feet, this plat can
be approved with the foregoing conditions including the
Homeowners Association maintenance of wall and landscaping
adjacent to Parkway Boulevard.
