This letter is to inform you that your request for approval of Primrose School of Coppell,
Preliminary Plat, located at the southwest corner of Parkway Boulevard and Heartz Road, was
approved by the Coppell City Council on Tuesday, January 10, 1995. The following conditions

The maximum signage is 75 square feet;
lot 1 needs to show a 30' future right-of-way for the "ring road";
landscape and irrigation plans shall follow streetscape guidelines;
utility easements need to be provided;
a decorative metal fence will be on the east, south and west side of the property;
the western playground needs to be moved back 3 feet;
landscaping needs to be provided along the west side yard, and
the building design needs approval of the Town Center Architectural Review
Board.
