Dear Mr. Reimer:
This letter is to inform you that your request for approval of Primrose School of Coppell,
Preliminary Plat, located at the southwest comer of Parkway Boulevard and Heartz Road, was
recommended by the Coppell Planning and Zoning Commission on Thursday, December 15,
1994. The following conditions apply:

The maximum signage is 75 square feet;
lot 1 needs to show a 30' future right-of-way for the "ring road";
landscape and irrigation plans shall follow streetscape guidelines;
utility easements need to be provided;
a decorative metal fence will be on the east, south and west side of the property;
the western playground needs to be moved back 3 feet;
landscaping needs to be provided along the west side yard, and
the building design needs approval of the Town Center Architectural Review
Board.
The date scheduled for consideration by the Coppell City Council is Tuesday, January 10, 1995,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application.
