Plan
Provide an 8 foot wide brick paver band for driveway on Denton Tap Road.
Impact fees will be required.
Provide a deceleration lane (60' storage w/100' transition)
A 5 foot sidewalk shall be located 1 foot off property line adjacent to Denton Tap Rd.
Show visibility sight triangles at all ingress/egress points.
Locate the sidewalk adjacent to Town Center Blvd at the back of the sidewalk easement.
Fire lanes shall be 24' wide.
Preliminary Plat
1. Dedicate right-of-way for deceleration lane 11' x 160'.
2. Shift driveway south to avoid inlet transition modification on Town Center Blvd.
Landscape Plan
1. Provide an 8 foot wide brick paver band for driveway on Denton Tap Road.
2. Show visibility sight triangle easement for driveway on Town Center. Blvd.
Utility Plan
1. Cannot connect to Flower Mounds 30" water line. Connect to city's 16" water line and
show on utility plan.
2. Provide easement for 8" water line at the southeast comer of the property.
3. Set a manhole at the property line for private sewer line.
Grading Plan
1. Drainage needs to be picked up with onsite inlets and discharged in accordance with the
Denton Tap and Town Center Blvd. construction plans.
2. Provide grades for left turn lane.
3. Check Town Center Plans for drainage.
4. Grades are too flat in the northern section of parking lot. Elevations may need to be raised.
