Provide floodplain signature block and franchise utility block.
Additional right-of-way and/or easement may be provided to insure the City has a minimum
of 10 feet of right-of-way or easement behind the existing back of curb.
Are mutual access easements going to be required to be fire lanes. If so, does the 10 foot
radius satisfy the Fire Marshal?
utility plans should be provided. Also, need to insure that you review the Town Center
Blvd. plans for drainage information also.
Show visibility sight triangle easements at all ingress/egress locations.
Plan:
Pavers will be required for the connection of Denton Tap Road.
Please provide the radius for all driveways.
Please consider relocating your parking off of the main entrance into this site. Parking on
the main entrance will create problems for vehicles entering and existing the site. If
vehicles are slowing down to pull into parking places or waiting to back out of parking
places.
9. Drainage and utility plans should be provided.
10. Please try to relocate the proposed sidewalk along Town Center Blvd. away from the back
of the curb and also on Denton Tap Road one foot off of the property line.
11. Show all driveways on the east side of Town Center Blvd. You should attempt to align
your driveways with those driveways or meet the City of Coppell requirement of 125 foot
offset.
12. Relocate the trees out of the visibility sight triangle easements.
13. Provide a minimum 30' radius for fire trucks at all ingress/egree locations.
