LOCATION:
Approximately 550 feet south of the southwest corner of
Parkway Boulevard and Lodge Road.
SIZE OF AREA: 59.4 acres
REQUEST:
Approval of a final plat and a variance that the minimum
curve radius of 425 feet be waived, and that the computed
centerline curve radius shown be allowed.

HISTORY:
A planned development, Case #PD-110, was approved for
subject tract on January 9, 1990.
TRANSPORTATION:
Lodge Road is presently a two-lane substandard roadway,
which is in need of improvement. Construction of Lodge
Road along the frontage of this property will be the
responsibility of the developer, and will be required prior
to the development of any structure.
ANALYSIS:
Based on the willingness of this applicant to meet all the
obligations imposed by Commission and Council, the final
plat warrants approval provided that a homeowners
association is established to maintain common areas, a
letter of permission to drain across adjacent properties is
procurred, and a note is placed on the plat that front
entry houses will be built on the properties where no
alleys are provided.

Item 9: Consider approval of a final plat for Pecan Hollow Addition,
located approximately 550' south of the southwest corner of
Parkway Boulevard and Lodge Road, at the request of Gateway
U.S.A.
P&Z Coordinator Taryon Bowman introduced the item to the
Commission. Ms. Bowman stated the applicant is requesting
approval of 202 lots on 59.4 acres of land. The applicant is
requesting approval of a final plat and the variance that the
minimtun curve radius of 425 feet be waived, and that the
computed centerline radius as shown on the plat be allowed. Ms.
Bowman stated that this plat warrants approval provided that a
Homeowners Association is established to maintain the common
areas, and a letter of permission to drain across adjacent
properties is procured. Staff has no further objections.
Mr. Bill Anderson of Dan Dowdey and Associates, was present to
represent this item before the Commission. Mr. Anderson stated
that they feel there will be no problem in their obtaining
permission to use the drainage ditch that is currently in
place. He further stated that they have spoken with Mr. Jerry
Parche, representative for RTC, and they have stated that
provided they meet the RTC's concessions, they will grant them
the easement.
Following discussion Commissioner Gross moved to approve the
final plat for Pecan Hollow Addition, with the following
conditions:
1) a homeowners association be required to maintain the
common areas, and the drainage area,
2) that a letter of permission and working out of the
common drainage problems be obtained from
Development Company, with the approval of the City's
Engineering staff,
3) that a note be placed on the plat that front entry
houses will be built on property where no alleys are
provided,

allowed on lots B - 1, 2 and 3,

development of ABQ Development's property,

be allowed. Commissioner Weaver seconded the motion; motion
carried (4-0) with Chairman Munsch hnd;' Commissioners Gross,
Redford and Weaver voting in favor of the motion.
Item 10: Consider approval of a final plat for Lake Park Addition,
located along the west side of MacArthur Boulevard, north of
DeForest Road, and south of Denton Creek, at the request of Dan
Dowdey and Associates.
PSZ Coordinator Taryon Bowman introduced the item to the
Commission. Ms-. Bowman stated that this development is proposed
for 91 lots, on 26.195 acres of land. The applicant is
requesting a final plat with the following variances:

feet,
allow Circle Cove Drive intersection with MacArthur
Boulevard alignment,
allow the exemption of the Floodplain Management Ordinance,
allow curved sanitary sewers
Ms. Bowman further stated that this property was originally
platted in 1987 and contained 92 lots.
Mr. Bill Anderson of Dan Dowdey and Associates was present to
represent this item before the Commission.
Following discussion Commissioner Weaver moved to approve the
final plat for Lake Park Addition, with the following
conditions:

that a left turn lane be provided on Lake Park Drive at the
intersection of Mac_Arthur, and
that a screening wail adjacent to this property on
MacArthur be provided by the Developer
Commissioner Gross seconded the motion; motion carried (4-0)
with Chairman Munsch and Commissioners Gross, Redford and Weaver
voting in favor of the motion.
DISCUSSION
Item 12: Discussion regarding Zoning Ordinance text amendments.
Item 13: General discussion concerning platting and zoning issues.
The meeting was then adjourned.
Mayor Pro Tem Smothermon seconded the motion; motion carried 7-0
with Mayor Pro Tem Smothermon and Councilmen Weaver, Thomas,
Morton, Cowman, Robertson and Nelson voting in favor of the motion.
Item 16.
Consider approval of a final plat for Pecan Hollow
Addition, located approximately 550' south of the

the request of Gateway U.S.A.
Director of Planning & Community Services, Gary Sieb, made the
presentation to the Council. Mr. Sieb stated that the Planning &
Zoning Commission has recommended approval of this final plat with
seven conditions. Those conditions are as follows:

Also present to discuss this item with the Council was Mr. Jerry
Parche representing ABQ Development, and Mr. Cameron representing
Gateway USA. Discussion was also held concerning a drainage
easement that is needed to adequately drain this property. It
would be required on Lots C - 1 through C-10. Following discussion
on this item, Councilman Morton moved that the final plat be
approved subject to the following conditions:
