Prestwick Crt/FP-NR001221 T H E~ C: I T ¥ 0 F' COPPEL£ NOTICE OF PUBLIC HEARING The Planning and Zoning Commission of the City of Coppell will hold a public hearing on Thursday, the 21st day of December, at 6:30 p.m., in the Coppell Town Center, 2nd floor Conference Room, for consideration of Prestwick Court, Replat of Portions of Tracts 1 and 2 and all of Tract 3 of Creek Bend Estates and Final Plat of Unplatted Property_, to allow the development of single-family homes on approximately 6.373 acres of property located at the northeast corner of DeForest Road and MacArthur Boulevard, at the request of Dowdey, Anderson & Associates, Inc. All interested citizens of the City of Coppell and other parties of interest are invited to attend this public hearing and participate in the same. Any citizen of the City or other party of interest may also express his or her opinion concerning this request by letter addressed to the City of Coppell Planning Department, 255 Parkway Boulevard, Coppell, TX 75019. The City Council of the City of Coppell will hold a public hearing on Tuesday, the 9th day of January, 2001, at 7:30 p.m., in Council Chambers of City Hall, for consideration of the Planning and Zoning Commission's recommendation relative to Prestwiek Court, Replat of Portions of Tracts 1 and 2 and all of Tract 3 of Creek Bend Estates and Final Plat of Unplatted Property_, to allow the development of single-family homes on approximately 6.373 acres of property located at the northeast corner of DeForest Road and MacArthur Boulevard, at the request of Dowdey, Anderson & Associates, Inc. All interested citizens of the City of Coppell and other parties of interest are invited to attend this public hearing and participate in the same. Any citizen of the City or other party of interest may also express his or her opinion concerning this request by letter addressed to the City of Coppell Planning Department, 255 Parkway Boulevard, Coppell, TX 75019. Persons owning property within 200 feet and within the original subdivision of the proposed replat are required by State law to receive notification of this hearing. According to the current tax records, you are the owner of property within 200 feet of the replat. Regarding this replat, Local Government Code Section 212.015 requires that you be advised of the following requirement of subsection (c) (c) If the proposed replat requires a variance and is protested in accordance with this subsection, the proposed replat must receive, in order to be approved, the affirmative vote of at least three-fourths of the members present of the municipal planning commission or governing body or both. For a legal protest, written instruments signed by the owners of at least 20 percent of the area of the lots or land immediately adjoining the area covered by the proposed replat and extending 200 feet from that area, but within the original subdivision, must be filed with the municipal planning commission or governing body, prior to the close of the public hearing.
