Sandy Lake Road is projected to be a four lane divided road in a six lane divided right-of-way (110'). SURROUNDING LAND USE & ZONING: North - PD single-family under construction East - PD single-family vacant & SF-12 with scattered development South - SF-12 & PD-SF-7 developed West - SF-12 COMPREHENSIVE PLAN: The Comprehensive Plan shows low density development as most appropriate for this area. single-family ANALYSIS: Staff supports this request for final plat approval ITE~A 10 provided the issue regarding the improvement to Lodge Road is addressed. As you will recall, both the zoning case and preliminary plat approval were conditioned upon this developer procuring adequate right-of-way to improve Lodge Road all the way to Sandy Lake. It is our understanding that the developer is finalizing an agreement with the Ihnfeldt parcel to accomplish that task. If it can be demonstrated that the agreement has been procured by our hearing date, staff would recommend approval of this platting request.
