This property was recently rezoned from SF-12 to a PD for
single-family development, to contain a maximum of
lots.

TRANSPORTATION:
Lodge Road is projected to contain 50' of right-of-way
within two travel lanes (27'), it is under construction,
nearing completion just north of this request. Sandy Lake
Road is projected to be a four lane divided road in a six
lane divided right-of-way (110').

Staff supports this request for final plat approval

provided the issue regarding the improvement to Lodge Road
is addressed. As you will recall, both the zoning case and
preliminary plat approval were conditioned upon this
developer procuring adequate right-of-way to improve Lodge
Road all the way to Sandy Lake. It is our understanding
that the developer is finalizing an agreement with the
Ihnfeldt parcel to accomplish that task. If it can be
demonstrated that the agreement has been procured by our
hearing date, staff would recommend approval of this
platting request.
ALTERNATIVES: 1) Approve the final plat.
2) Deny the final plat.
