This letter will serve as official accepiance as of this date, by the Board of Directors of Pecan Hollow
Homeowners A~sociation, your offer of $2,500.00 for conveyance to you of the common area property
(,apprcximately 2488 sq. ft.) located adjoining to and between the residences of 228 and 232 Beachwood
Lane, per the attached Special Warranty Deed and Exhibit A and Exhibit B.
The Board has discovered that there is no existing easement on the property as stated by the City of
Coppell in their June 30, 1993 letter. It was actually designated as a common area and not as an easement;
and as such, the sale of this property does not require the approval of the City of Coppell.
Therefore, we can proceed to execute the attached Special Warranty Deed and for you to register it in
the Office of County Clerk, County of Dallas. We request a copy of the official registered Special Warranty
Deed upon your receipt from the County for our records.
Upon execution of Ihe Special Warranty Deed, we will proceed to deposit your payment into our
accou,~t.
i do not foresee any reason at this time why you cannot proceed with the landscaping of the above
property upon execution of the Special Warranty Deed.
Please execute the three (3) attached original copies of the Special Warranty Deed and return one
original for our file. The two other originals are for the County of Dallas and your files.

Texas, and being more particularly described as follows:
Being all of that certain Common Area situated between Lots 8 and
9, Block C, Pecan Hollow Subdivision, according to the Map or Plat
thereof, recorded in Volume 90139, Page 2914 of the Map Records,
Dallas County, Texas, and described by metes and bounds as follows:
BEGINNING at the Southwest corner of the tract conveyed
herein, on the North margin of Beechwood Lane and at the
Southeast corner of Lot No. 8, Block C of the Pecan Hollow
Subdivision;
THENCE with the Eastern boundary of Lot No. 8, North 0° 56'
