FINAL PLAT: ~C~
1. Clarify note regarding fill and finished floor elevations.
PAVING PLANS:
Sheet 13/22 - traffic buttons should be used to channelize
south bound traffic on Lodge Rd. at asphalt transition as
indicated on plan.
2. Typical street curb return radii need to be indicated on plans.
Barrier free ramps should be used at all street crossings and
alley crossings of sidewalks.
DRAINAGE PLANS:
Drainage Map does not indicate the handling of runoff in west
ditch of Lodge Rd. coming from the south. Please indicate
how this runoff will be handled.
Portions of the lots in Block B surface drain to the ABQ
property to the west. According to existing topography this
changes the drainage pattern, and ABQ's acknowledgment and
permission are required to treat runoff from this subdivision
in the proposed manner.
Sheet 2/7 - 1' minimum clearance must be provided between the
8" sanitary sewer and the 36" RCP storm sewer at Station
1+28.
Sheet 3/7 - the laterals in Beechwood Ln. which tie into line
"B" must enter line "B" pointing downstream.
Sheet 4/7 - in lieu of the junction box requested on line "B"
at Station 13+70 +/- during the previous review, manhole
risers may be constructed providing maintenance access to
both barrels of the double box culvert.

(continued) Also, provide some means of restricting access to
the large openings of the special inlets at the south
property line to small children.
5. Label line "B".
Sheet 6/7 and 7/7 - the hydraulic gradients on lines "C" and
"C-2" are too high. Please revise.
Line "C-2" must enter line "C" at an angle pointing
downstream ·
Gifford-Hill C-76 B-2, or B-3 radius pipe (or equal) must be
specified for the curved portions of the line as marked on
the drawings.
LOT/SUBGRADE PREPARATION PLANS:
Lot Grading Plan Sheet 3/4 - due the change in the existing
drainage pattern for the lots in Block B, acknowledgment of
and permission for the revised drainage onto ABQ property
must be obtained prior to approval of plans.
WATER AND SEWER PLANS:
Ail storm sewer crossings of the Sanitary Sewer lines must be
shown on the profiles.
The Water and Sanitary Sewer Plan must be revised as marked
adding and relocating valves, blowoffs, and connecting to the
existing water system as marked.
LANDSCAPE PLANS:
1. No revised plans received for review at this time.
The Engineer, by copy of this memorandum is directed to comply
with the review comments and resubmit his corrected plans with
the marked up plans representing the review comments contained
herein.
