Box 478 Coppell, Texas 75019 214-462-0022 May 9, 1990 Mr. Bill Anderson Dowdey & Associates 16250 Dallas Parkway Suite #100 Dallas, Texas 75248 RE: PECAN HOLLOW ADDITION - FINAL PLAT Dear Bill, This letter is to inform you that your request for approval of a final plat, for Pecan Hollow Addition, was approved by the Coppell City Council on May 8, 1990, with the followin§ conditions: i) a homeowners association be required to maintain the common areas and the draina§e area, and all documents regarding said association be approved as to form by staff and the City Attorney; 2) that a letter of permission and working out of the common drainage problems be obtained from ABQ Development Company, with the approval of the City's Engineering staff; if the letter cannot be procured that drainage problems be resolved with approval of the City's Engineering staff; 3) that a note be placed on the plat that front entry houses will be built on property where no alleys are provided; 4 less than four foot deep encasement sanitary sewer be allowed to serve Block B, Lots 1, 2 and 3; 5 that Beechwood Lane be curved to fit with the development of ABQ Developments property, 6) that Pecan Hollow Addition be able to modify Lots C 1, and B 1 through 5, to fit in with the Beechwood Lane configuration; 7 that the minimum curve radius of 425 feet be waived, and the computed centerline curve radius shall be allowed; and 8 minimum fifteen (15) foot drainage easement at rear of Lots 1 through i0, Block C.
