Box 478 Coppell, Texas 75019 972-462-0022 Mr. Michael Wagner Baptist Foundation of Texas 1601 Elm Street Suite 1700 Dallas, Texas 75201 February 4, 1999 RE: The Reserve Subdivision Dear Mike: You have requested information regarding the above referenced subject, a 9.7-acre, 23-1ot subdivision granted preliminary plat approval on July 14, 1998. In my summary review of the subdivision, the only concern we have with this development, and an issue which will be resolved at final plat submission, relates to the 5.87 foot wide parcel (identified as Lot 2X on the preliminary plat) running parallel to Bethel Road. As a general rule we ask for easements in such cases so we can gain access to creeks and public parks--in this case, Grapevine Creek and Park. The easements are generally 20 feet in width so our vehicles can get to the creek bed. Assuming all other requirements of the City are complied with, it appears that this plat can proceed to final plat review with little alteration. Just as a reminder, preliminary plat approval is good for nine months, so a final plat would have to be submitted prior to our April hearing. I trust your engineer is aware of that fact and will proceed accordingly.
