Reserve/FP-DR 990429 City of Coppell Development Review Committee Comments Planning Department The Reserve, Final Plat DRC Date: April 29, 1999 Planning & Zoning Commission Meeting: May 20, 1999 City Council Meeting: June 8, 1999 1. Place on the face of the final plat the following notation: "As part of all executed monetary contracts, a disclosure letter must be given to home buyers indicating: 'Due to the proximity of runways at D/FW Airport, residents of this subdivision may be subject to intermittent aircraft noise.'" 2. List PD conditions on the face of the plat, as well as the conditions placed during the preliminary plat approval (i.e. Garages to face rear or side lot lines, home sizes to be a minimum of 2,400 sf, a minimum 6' uniform decorative metal rear fence, approved by staff, be constructed behind the homes backing up to Grapevine Springs Park). 3. We will need to discuss Lot 17X and how it should be labeled (access/drainage easement). 4. Show and label entry median on the preliminary plat. 5. Substitute the following plant material shown on the landscape plan with one shown on the City's approved plant palette: · Sweetgum (Liquidamber): City is discouraging Sweetgum use in new projects because of the bleeding necrosis disease that has been devastating stands of Sweetgum trees in north Texas. · Foster Holly not on plant palette but Carissa Holly is. · Andorra Juniper could be substituting with the following junipers: · Blue Pacific Trailing Juniper · Bar Harbor Trailing Juniper · Tam Juniper · Variegated Liriope should be substituted with liriope muscari. 6. Bring to the May 6th DRC meeting a color board sample of all exterior-building materials of the proposed screening wall. Note: A. B. Staff written comments will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the May 6th Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the May 6th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, May llth to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
