Gentlemen:
This firm has reviewed the above plat and plans for
conformance with applicable City ordinances. Before we can
recommend that it be placed on the Planning and Zoning
Commission agenda for approval, the following items need to
be addressed.
An owner's association must be responsible for the
maintenance of screening walls and landscaping per
streetscape plan.
2. Sidewalks are required along MacArthur Boulevard.

Please provide a visual barrier such as a screening
wall between DeForest Road and the alley along Block A.

Please show drainage areas along MacArthur Boulevard
and outlet points.

Please provide a landscape plan conforming to street-
scape plan. A landscaped median entrance is recommended
at Lake Forest Drive and Village Drive.
Please show limits of 100-year flood on drainage area
map and plat.
Please show condition of property to east, particularly
at drainage outlet and streets. Have owners to the
north and east furnished an easement for drainage outlet?
Should the 8" sewer main on line A be extended to the
east?
8. Provide a street lighting plan.
Please show sidewalks or show when they will be
constructed.
10. Horizontal curves in sanitary sewers are not permitted.
11. The distance from sewer clean-outs to a manhole should
not exceed 220'.

12. Please show storm sewer laterals in profiles. Please
maintain minimum 1.5' vertical clearance between water
and sewer mains.
