Dear Mr. Marcus:
This firm has reviewed the above referenced plat and plans for
compliance with the City of Coppell Subdivision Ordinance. We
are recommending this item be placed on the May 16, 1985,
Planning and Zoning Commission agenda for approval. Some items
of our April 2, 1985, letter concerning this subject still need
to be resolved, however, before we can recommend this item be
placed on the City Council agenda:
Please provide owner's association agreement for maintenance
of screening walls and landscaping.

Please provide visual barrier per Zoning Ordinance along
DeForest or request variance.

Please Provide copies of easements or agreements for
drainage outlets.

Please eliminate horizontal curves in sanitary sewers, if
possible. If horizontal curves are necessary, a 750'
minimum radius is required.
Consideration of improvements to DeForest are being studied
by the City at this time. Please be advised that street
assessments for such improvements may be forthcoming.
