December 12, 1984 CONSULTING ENGINEERS MEMO TO: SUBJECT: Ron Ragland, City Manager RAINTREE VILLAGE ON LAKES OF COPPELL PRELIMINARY PLAT We have reviewed the preliminary plat for the subject project. By copy of this letter, we are returning the plat to Joe D'Angeloni with Nelson Engineering Corporation for the appropriate revisions, and also advising them at this time that it will not make the December 20 P & Z Agenda. The following items need to be addressed prior to it being placed on an agenda: Storm drainage in the northwest corner of the project must be coordinated with the design that Triland's engineers are now completing. There are drainage problems in this portion of the property, and this preliminary plat as shown would not drain properly. The road alignments tying into MacArthur must also be coordinated with the engineering plans being prepared by Triland to coordinate median openings. 3. Minimum size for water and sewer lines is 8 inches in diameter. 4. A drainage area map showing the drainage areas and the concentra- tions of water and the sizes of pipe must also be shown. - As soon as we receive these revisions and review them accordingly, it can then be placed on the P & Z Agenda as a preliminary plat item.
