RE: House Placement on Lot 16, Block B, Peninsulas of Coppell
Dear Mr. McKnight:
You have requested a letter from my office, duly notarized, authorizing Perry Homes to
construct a residence on the above-referenced lot which infringes upon the normally required
front-yard setback.
Section 27-2-3, Detail Site Plan Review, paragraph 4, of the City of Coppell Zoning Ordinance
allows the Director of Planning for the City to authorize minor changes to the PD development
plan when these changes do not adversely affect the overall neighborhood. I have made that
decision here in that the use remains the same, density is not increased, the requested setback
does not result in a traffic safety hazard, only a portion of the building will exceed the normal
setback (see attached drawing), and by allowing the reduced yard, a substantial Oak tree can be
preserved in the back yard.
That being the case, you are authorized to proceed to Building Inspection, requesting that the
structure be placed upon the lot with a variable front yard setback that ranges from a minimum
15-foot setback to the normally required 25 feet, and as shown on the attached plan.
