Subject: Lot 16 BLK B - Peninsulas of Coppell
This letter is a follow-up note to our meeting held at your office on September 11, 1996.
We discussed my predicament in placing a house on Lot 16 BLK B versus saving a
36" diameter Burr oak. Our sole concern in building on this lot is to not damage this
tree.
In this subdivision, we have front set-backs of 20', 25' and 30'. Unfortunately, this lot
has a 25' front set-back, and even with our shortest depth plan, we are still 5' shy of the
engineer's required distance between tree trunk and foundation.
During our meeting you mentioned a possible solution to our dilemma. Due to a 15'
corner set back on lot 15, you suggested we go with a "variable/average" set-back
ranging from 15' on the left-side to 25' on the right side.
This plan of action will solve the problem on Lot 16 BLK B. I have faxed you a sketch
from our Engineering Dept. depicting an amended house orientation using the
set-back you suggested. It allows the required distance from tree to foundation and
should save the tree.
Perry Homes requests signed and notarized letter explaining that we have the City of
Coppell's authorization to locate this house on the lot, as discussed. This will prevent
future problems with title companies, etc.
We appreciate your efforts in assisting us to save a beautiful resource for the
Subdivision and the City of Coppell.
