The variable width visibility easement should be tied town.
The cul-de-sacs for Northshore Court and East Flamingo Way should be pulled back away
from the floodplain so that the proper transition from the cul-de-sac to the natural ground
can be provided, i.e. to insure that there is no fill placed within the floodplain during the
construction of the streets.
Please comment as to why the cul-de-sac for West Flamingo Way has been "chopped off"
The sight visibility should be checked for both East and West Flamingo Way where it
intersects MacArthur Blvd.
Variances should be noted on the face of the plat for the alley deletion and cul-de-sac
lengths.
A signature block should be provided for the floodplain administrator. Also, the standard
floodplain notes out of the Floodplain Ordinance should be shown on the face of the plat.
The dashed line between the right-of-way and the building line should be labeled as to what
it is.
Various fees will be required for this development such as water, sewer, park and roadway
impact fees.
