Limit access from Sandy Lake Road to one driveway entrance, and show an
easement across Lot 1 to provide access to Lot 2 from Sandy Lake Road. City
Council will have to grant a variance to the Subdivision Ordinance requirements
to allow guest access from Sandy Lake Road. Staff will recommend favorably
only if access is limited to a single driveway entrance.
Under the utilities certificate consolidate the TU Electric and Lone Star Gas
signature blocks as one.
Show all adjacent zoning.
Provide a vicinity map.
Modify the Director of Planning and City Secretary's signature blocks. The
Minor Plat will be reviewed and approved by both the Planning and Zoning
Commission and City Council. (see attachment for appropriate signature blocks).
Bring to the Oct. 1 st DRC meeting a site plan for staff review.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the October 1st Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the October 1st DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, October 6th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.

SECTION XI - FILING OF PLAT
After approval of the Final Plat by the Municipal Authority and correction of the
plat as required by the Municipal Authority and the Planning and Engineering
Departments, the Developer shall submit filing fees and the required number of
copies for filing with the County Clerk. These copies shall bear all required
signatures of City Officials. Afar signature by the City Officials, the Developer
shall complete the filing proce~ and return nine (9) paper copies and two (2)
mylar copies of the 'filed' plat to the City. Said copies shall show the volume
and page of the Map and Plat Records into which the plat was recorded by the
County Clerk. If the final plat has not been submitted for signatures by City
Officials within six month~ after approval by the City Council, the p~at shall be
deemed null and void, resubmittal shall be required, and the current Subdivision
Regulations shall apply.
Approval block: The following notice shall be placed on the face of each
Preliminary Plat by the subdivider:
"Preliminary_ Plat for Review Pur0oses Only"
