(i/NERAL DESCRIPTION: The applicant is requesting approval of this one-lot subdivision
for the purpose of building a house for his son, Don Phillips. The following variances are being
requested: 1). No dedicated street, it will be served by a private, gravel road; 2) No alley,
3). No street lights.
STAFF EVALUATION: Recommendation of approval for both preliminary and final
plat is subject to the attached comments from the City Engineer.

I am requesting that Phillips Addition III, a one-lot subdivision,
be approved with the following variances:
No dedicated street: It will be served by a private, gravel
road. I am dividing the property into larger than normal
building lots and have arranged it to permit future, logical
subdivision. I ha~e allowed a 50 ft. R.O.W. for a street.
I have Provided a 6" sewer main and a 6" water main within
this R.O.W. The cost of a 28' street that would meet city
requirements is prohibitive for a one-lot subdivision, and
there are 12 beautiful trees that must be destroyed when
this street is built. I want to leave these as long as
possible.

No alley: There are no alleys in the surrounding subdivision,
and there could be none in this situation that was allowed
and accepted by the City before this new ordinance.
3. No street lights.
I am aski~ for approval.of this one-lot subdivisionwith the above
variances. This lot will be for my son Don Phillips. Enforcement
of the ordinance would deprive me of a substantial property right
and the suspension of the requirements would not be materially
detrimental to the public welfare or injurious to other property
owners or property rights in the vicinity. Please refer to
Section XVII - A of the Subdivision Ordinance while considering
this request.
